PROJECT BACKGROUND

Fairview New Homes are a leading property developer with a range of new build properties available in exciting developments all over London and the Southeast.

Located in Charlton, Greenwich, Victoria Way is a four-storey residential development consisting of 136 properties, which are fully occupied.

SERVICES PROVIDED

Following a third-party survey which identified defective passive fire protection within the building, Miller Knight were appointed as principal contractor to conduct the rectification of ineffective riser door surrounds and works to remediate non-compliant, missing, defective or inadequate passive fire protection.

Scope of works included:

• Undertaking corrective fire protection works to tested and certified details to all service penetrations and head of walls with communal and flat lobbies areas only, as identified in the BB7 reports.
• Forming openings within ceilings to access fire compartments to carry out our making good works.
• Making good any openings made within  ceilings, including T&J works and redecorations.
• Full-time site management, including resident liaison services.

Full-time resident liaison services and site management were provided to aid with scheduling and programme management.

The six blocks within the establishment remained occupied during the course of the works, therefore phased works were agreed with the client to ensure minimal disruption to the residents.

Residents were notified of the works being conducted to their properties in a timely manner, with individual letters delivered to provide contact details for the site manager to enable residents to schedule appointments to allow access to their apartments.
